{"id":728,"date":"2020-04-27T15:52:32","date_gmt":"2020-04-27T19:52:32","guid":{"rendered":"https:\/\/zealrealty.com\/?p=728"},"modified":"2021-09-12T11:04:04","modified_gmt":"2021-09-12T15:04:04","slug":"home-shopping-and-selling-during-covid-19","status":"publish","type":"post","link":"https:\/\/zealrealty.com\/blog\/home-shopping-and-selling-during-covid-19\/","title":{"rendered":"Home Shopping and Selling during COVID-19"},"content":{"rendered":"<p>As COVID-19 has been quickly changing the way we interact with one another and conduct business it also leaves us with a lot of unanswered questions.\u00a0 As many businesses have been and remain shuttered, others are deemed <em>essential <\/em>such as\u00a0Real estate. \u00a0In most, if not all parts of the country this remains true, however just being essential doesn\u2019t mean there aren\u2019t necessary precautions you need to take and risks that can be associated.\u00a0 So, here\u2019s what you should know.<\/p>\n<p><strong>COVID-19 related disclosures and acknowledgements<\/strong> are becoming more common. \u00a0Your agent will likely present to you for signature an acknowledgement of this national emergency and its sometimes unavoidable associated risk. \u00a0This may be off putting or even unnerving, but \u00a0rest assured that these acknowledgements are intended to keep everyone safe &#8211; think of them as safety reminders for everyone involved.<\/p>\n<h3><strong>If I\u2019m looking to buy a home what should I consider?\u00a0 <\/strong><\/h3>\n<p>The most important question you should ask your real estate agent is, \u201chow will I see this home safely?\u201d.\u00a0 Here are some criteria you should follow:<\/p>\n<ul>\n<li><strong>Does the agent provide virtual showings? <\/strong>This is a signal that the person or company you are working with is a technology forward company, and knows how to effectively leverage various technology platforms, such as FaceTime, Zoom, Microsoft Teams or GoToMeeting to name a few.\u00a0 Zeal Realty, for example, has adopted Microsoft Teams as a secure way to connect with their customers, because after all buying a home is a <em>team\u00a0<\/em>effort.<\/li>\n<li><strong>Does the agent provide one-time use PPE (Personal Protective Equipment)? <\/strong>During real estate showings, some of the most commonly used PPE would be masks, gloves and shoe coverings.\u00a0 <strong>What if my agent doesn\u2019t have PPE?<\/strong>\u00a0 The answer to this really depends on how the home is set up for a touchless viewing.\u00a0 For example, when in the absence of PPE for everyone, the agent should go into the home and open all rooms, turn on all lights, and allow for you to simply walk through without finding yourself in the position where you need to touch anything.\u00a0 Zeal Realty offers both of these options to their clients.<\/li>\n<li><strong>Now that I\u2019ve picked a home can the rest be handled remotely?<\/strong> <strong>YES<\/strong>, should be the response.\u00a0 Whether you need mortgage loan approvals, inspections via virtual capability, electronic signatures, remote notary and even remote closings can and should be accommodated for you.<\/li>\n<li><strong>What if COVID-19 causes me delays?<\/strong>. Your agent will assist all parties in completing a Coronavirus (COVID-19) Extension Addendum to Contract. \u00a0This extension can be used for essential milestones in your contract such as but not limited to; Closing, Financing Period, Inspection Period, Title Cure Period, Feasibility Study Period, Due Diligence Period and HOA\/Condo Approval Period.<\/li>\n<\/ul>\n<h3><strong>I\u2019m selling my house.\u00a0 What should we be doing?<\/strong><\/h3>\n<p>Taking the time to get your house sold safely and carefully will pay off in the long run. \u00a0Here are some things you and your agent should consider when you are listing your house:<\/p>\n<ul>\n<li><strong>The Agent should be cautiously providing access to your home. Virtual showings<\/strong> are a preferred method given the current situation, however often times that\u2019s not solely possible.\u00a0 Buying a home is arguably the largest expense milestone in someone\u2019s lifetime and a virtual showing might not completely convince a buyer to make the purchase.\u00a0 That\u2019s okay because there are additional precautionary measures that can be taken to ensure a safe and smooth showing.\u00a0 <strong>Appointment only <\/strong>is another great way to pre-screen how many people are entering the home, at what time(s) and allows you to provide enough time in between to properly sanitize and prepare for subsequent showings or reentry of homeowners.\u00a0 <strong>Virtual Open Houses <\/strong>have not only been mandated by most MLS\u2019s, they are a great way for <u>many<\/u> people to dial in and be able to walk through the home without physically being there.<\/li>\n<li><strong>The Agent should be providing PPE (Personal Protective Equipment) guidance. <\/strong>Just as was mentioned in the above buyer\u2019s section, masks, gloves and foot coverings are common PPE items.\u00a0 If Agents have those available, then they should have them staged at the entryway, however we have seen how hard it is to get necessary equipment like this.\u00a0 If PPE is not available, then guidance should be given to the showing agent as to how they can prepare the home for their clients to walk through without needing to touch anything.<\/li>\n<li><strong>Clean and disinfect frequently touched surfaces.<\/strong> A list of <a href=\"https:\/\/www.cdc.gov\/coronavirus\/2019-ncov\/prevent-getting-sick\/disinfecting-your-home.html\">frequently touched surfaces<\/a> can be found on the CDC\u2019s website.<\/li>\n<li><strong>Discuss with your agent if you should even be putting your house on the market right now. \u00a0<\/strong>Every seller should assess their own tolerance with putting their home on the open market in the current situation.\u00a0 Members of the household who are deemed <a href=\"https:\/\/www.cdc.gov\/coronavirus\/2019-ncov\/need-extra-precautions\/index.html\">people who need to take extra precautions<\/a> should follow the advisements of the CDC and conclude with their own decision as to whether or not they put their house on the market at this time.\u00a0 If you decide to, your agent can help you take necessary precautions when showing the home.\u00a0 Generally speaking, housing inventory in Central Florida still remains low, so it\u2019s always a good idea to list your house for sale when there is a need for inventory.<\/li>\n<\/ul>\n<p><strong>Whether you\u2019re buying, selling or looking to rent please always advise your agent if you feel or have recently been sick.<\/strong>\u00a0We&#8217;re all in this together.<\/p>\n<h3><strong>In Summary<\/strong><\/h3>\n<p>Zeal Realty is monitoring COVID-19 advisements from <a href=\"https:\/\/www.cdc.gov\/coronavirus\/2019-nCoV\/index.html\">CDC<\/a> and <a href=\"https:\/\/www.who.int\/emergencies\/diseases\/novel-coronavirus-2019\">WHO<\/a> to keep their agents, customers and teams informed and equipped to safely handle all of your real estate needs.\u00a0 We remain technology forward so that we can limit your interactions while still providing an immersive experience when buying, selling or renting.
